12월 들어 13일간 서울 오피스텔 매매 거래가 65건에 그치는 등 올해 하반기 오피스텔 매매가 급감한 것으로 나타났다. 특히 수익형(상업·업무용) 부동산 거래도 위축돼, 아파트뿐 아니라 부동산 시장 전반에 ‘한파’가 몰아치고 있다.
이러한 상황에도 하이엔드 오피스텔의 인기는 사그라지지 않고 있다. 특히 양재동에 들어서는 ‘서초 르니드’는 강남대로 초역세권에 2룸, 3룸 위주의 주거 업무가 가능한 오피스텔이어서 주변 직장인들과 사업자들의 관심이 집중되고 있다. 준공 예정은 2025년 1월이다.삼성전자는 최근 본사를 경기 수원시 영통구로 이전한 지 6년 만에 서울 서초 사옥으로 복귀한다고 발표했다. 따라서 전략·법무·기획·인사 등의 인력도 다시 서울로 이동한다. 서초구는 삼성타운과 연계한 복합 업무타운으로 롯데칠성부지 개발 계획과 경부선 지하화와 상부 공간 공원화 등 서초나들목 공간 복합 개발 등을 계획하고 있다. 실제 경부고속도로 도로공간 입체개발 관련법이 국회 계류 중으로 윤석열 대통령의 공약사항이기도 한 한남나들목에서 양재나들목 구간 지하화는 서초구와 강남구의 경계선이 사라지는 대규모 부동산 개발 호재이다.
사업지구 내에 어린이공원과 주차장, 도로 등 기반시설도 들어선다.
· 지역·현장 밀착형 검증체계 구축
단지가 들어서는 시화MTV(Multi Techno Valley)는 첨단 해양레저복합도시로 개발된다. 약 1만 가구에 달하는 주거단지와 대규모 관광 시설이 들어선다.
현재 서초 르니드는 갤러리를 열고 성황리에 분양 중이며, 방문은 전화를 통해 사전 예약제로 운영한다.이 사업은 군포시 당동 781번지 일대 3만7천720㎡에 지상 49층 공동주택 5개 동(1천31세대)과 지상 41층 오피스텔 1개 동(396호)을 짓는 것이다.
13일 서울부동산정보광장 통계를 보면, 이날 오전까지 신고된 계약 건수를 기준으로 지난 7∼11월 서울 오피스텔 매매 거래는 4139건으로 집계됐다. 지난해 같은 기간 7699건에 견줘 46.2% 감소했다. 11월 거래량은 신고 기한(계약 후 30일)이 남아있어 더 증가할 수 있지만, 이를 고려해도 지난해 수준까지 늘어나기는 무리란 게 업계의 관측이다.
또한 실내 스크린골프장, 피트니스, 포켓볼 등의 시설과 기존의 아파트나 오피스텔에서는 쉽게 볼 수 없었던 특별한 어메니티 시설인 오픈 키친, 실내 농구장, 100m 실내 트랙 등이 조성된다. 이 외에도 입주민을 위한 다양한 프라이빗 어메니티 공간(커뮤니티 시설)도 마련 예정이며 주방 가전과 가구부터 수전과 바닥재에 이르기까지 독일과 이탈리아 등 명품 회사들의 상품으로 채택했다. 특히 독일의 명품 주방가구 LEICHT는 나인원 한남, 아크로 포레스트, 방배그랑자이, 디팰리스 등에 시공되어 입주민들의 만족도가 높은 브랜드이다. 세계 최초 중앙집진식 인덕션을 개발한 독일 BORA사는 시각적인 미를 살리고 요리의 편의성은 물론이고 환기에 대한 걱정도 줄여준다.서초 르니드’ 단지는 3호선, 신분당선 환승역이자 향후 GTX-C노선을 이용할 수 있는 양재역(서초구청)과 인접한 트리플 역세권을 갖췄다. 지역별로 보면 주택가격은 서울 2.5%, 수도권 3.0%, 지방 4.0% 하락할 것으로 전망됐다. 아파트값도 서울 4.0%, 수도권 4.5%, 지방 5.5% 떨어질 것으로 분석됐다. 실거래가를 기준으로 분석한 결과 내년 전국 아파트 매매가는 8.5%, 서울 9.5%, 수도권 13.0% 추가 하락할 것으로 예상됐다.
해당 지역 정비사업 조합은 총면적 3만7720 ㎡ 부지에 지하 6층에서 지상 49층에 이르는 공동주택 5개 동 1031가구와 오피스텔 1개 동(지하 6~지상 41층) 396실 및 부대 복리시설 등을 짓는다는 계획이다.
◆ 공동주택 관리비에 대한 알 권리 확대
앞서 관련 사업은 2010년 군포역세권 재정비촉진지구 지구계획으로 지정됐다가 2012년 정비사업으로 전환됐다.
여경희 부동산R114 수석연구원은 “수익형부동산 투자시 저렴한 가격 이상으로 중요하게 고려할 부분은 ‘공실’”이라며 “내년에도 금리인상 기조가 이어질 것으로 예상되는 가운데 경기침체와 맞물려 임차인 확보가 어려워질 경우에는 공실 등 수익률 저하 문제가 발생할 수 있다. 투자시에는 각종 지표를 확인하고 중장기적인 관점에서 접근해야 한다”고 말했다.오피사이트모음경기 군포시 관내 당동 781번지 일원의 ‘10구역 재개발 사업’이 '사업 시행계획인가'를 받는 등 본궤도에 올랐다.군포시는 경기도 고시 '군포시 군포역세권 재정비촉구지구 촉진 계획 결정'에 따라 해당 지역의 사업 추진과 관련해 ‘사업 시행계획인가’를 지난 9일 고시했다고 13일 밝혔다.
